As a member of a multi-disciplinary team, Lakota prepared a Master Plan for a 470-acre blighted industrial area adjacent to the Gary-Chicago Airport. The Plan
focuses on redeveloping the area into a modern industrial park based on its large vacant properties, excellent highway access, existing utility system, and airport proximity. Significant natural features, nearby nature preserves, and existing recycling companies also
created an opportunity to establish an Eco-Industrial Park theme for the redevelopment.
The Plan includes an internal loop road, distinct gateways, efficient parcels that can accommodate 3+ million square feet of new buildings, a shared drainage system, community buffers, and reconnected natural areas. Phasing strategies
are organized based on
brownfield issues, infrastructure cost, and land-assemblage potential.
Lakota's land-use assessment also identifies adjacent development opportunities that would expand the area to
more than 800 acres, making it one of the largest planned industrial parks in the Midwest. |
